1. WARRANTIES & DISCLAIMERS: All items are sold AS IS, WHERE IS, without warranty or guarantees expressed or implied no refund, returns, or exchanges and with all faults. AUCTIONEER AND SELLER EXPRESSLY DISCLAIM AND EXCLUDE THE IMPLIED WARRANTIES OF MERCHANTABILITY AND FITNESS FOR A PARTICULAR PURPOSE. Bidders should rely solely on their own inspection of all items prior to the sale and should satisfy themselves as to the usefulness, value and or condition of each item. Seller, Auctioneer and Buyer expressly agree that Buyer is responsible for and agrees to indemnify Seller, Auctioneer and their respective affiliates for any and all damages, losses, expenses, attorney fees, court costs, etc. that arise out of or result from the removal, possession or use of any items purchased at auction or any other claim regarding the use of possession of any asset purchased at this auction. All descriptions are for informational purposes only. Any error in description does not relieve the buyer or his/her agent of their responsibilities - ALL SALES ARE FINAL. Your bid is a binding contract. Terms: $7,500 earnest money deposit due at the end of the auction with the remainder due on or before August 4, 2025. The seller will provide a current abstract at their expense. Real Estate sells "as is, where is". Sale is not contingent on Buyer's financing or any other contingencies. Sale is subject to Seller's confirmation.
Real Estate Taxes: Taxes will be prorated to the date of closing.

Septic System: This property is part of an estate and is therefore exempt from the Time of Transfer septic inspection requirement. A new septic system was installed in 2014.
Propane Tank: The 500-gallon LP tank is rented from B&B Gas. Buyer will be required to reimburse the Seller at closing for any remaining fuel based on that day's current provider's market price.
Inclusions: Buyer accepts any remaining personal property at the time of closing.
Closing: Closing will take place on or about August 4, 2025. The balance of the purchase price will be payable at closing by guaranteed check or wire transfer.

Possession: At closing upon payment in full.
