TRACT INFORMATION
96.72 +/- 83.70 + or – tillable acres. 11.4 + or – acres of CRP (CP21) filter strips $223.23 per acre annual payment expires 9/30 2030. Land is terraced & tiled. Farming rights will be granted at closing or when the current crop is removed. Located in Sec 28 Fox Township North, Jasper County IL

AUCTION TERMS & CONDITIONS
Rights: Sellers are keeping their share of mineral rights for 20 years or production thereafter.
Bidding Method: By the acre. Final purchase price will equal the high bid multiplied by the total acres for each tract. Purchase agreements will reflect the total tract price (not per-acre price).
Bidding Increments: Pre-Bidding increments $100.00 per acre. The auctioneer will dictate the bid increments at the auction.
Down Payment & Closing: 10% of the total purchase price is due on auction day or the following day. The remaining balance is due at closing, approximately 40 days following the auction. Down payment is held in escrow with the title company.
Purchase Agreement: Successful bidders must sign purchase agreements on Monday Nov 17th or Tuesday Nov. 18th. (in person or via DocuSign).
Crops & Possession: New owners gain possession at closing. Harvest is complete.
Condition: Real estate sells “As Is.” Buyers are encouraged to conduct independent inspections and due diligence. Maps, brochures, and field markers are approximate and for guidance only.
CRP Liability: If any amount of land in the future is taken out of USDA CRP programs, the new owner or owners are liable to refund the USDA for past payments.
Announcements: Auction day announcements take precedence over printed materials.
