Method of sale: Property 1 & 2 will be offered for sale in the choice method. Taxes: The current 2025 Real Estate taxes are all combined for Property’s 1, 2 & 3 and the adjoining farmland and will undergo a reassessment due to this recent survey split. NOTE: will be reassessed due to the sale and recent survey split. Seller shall pay the 2025 RE taxes due in the calendar year 2025 which were based on the 2024 tax assessment. Buyer shall be responsible to pay the RE taxes due in the calendar year 2026 which were based on the 2025 tax assessments and all future taxes.

Terms: Purchaser (s) will be required to pay a non-refundable 15 % of the purchase price as earnest money deposit, which will be payable to Winter Title, and also agree to enter into a purchase agreement with the remaining balance due and payable on closing day when the seller will provide marketable title to the property.
