Starting bid of $50,000! • Our live auction at the premises begins at 10AM on Friday, November 21, 2025. Registration begins at 9 AM. • We strongly encourage bidders to arrange necessary financing ahead of auction day. Knowing the amount of a mortgage you are approved for determines how much you can pay for any property, no matter how you buy it. • Real estate is offered and sells in as-is condition, where-is, with no representation or warranty, and with all faults and benefits. Data presented is deemed reliable but is NOT guaranteed accurate. • Auction Day Registration: Bidders must present photo identification and show they have a $10,000 bank/ cashiers check to register to bid. Make check(s) payable to JOHN TYMINSKI AUCTIONEER. If any, the balance of the auction day deposit is due by the winning bidder at the fall of the gavel. Payment may be made in the form of a personal/ business check or cash. • Non-refundable buyer premium of seven and a half percent (7.5%) of the winning bid will be added to the winning bid to equal the final sale price. This amount is due at the fall of the gavel! • The Winning Bidder;The successful purchaser will be required to tender the bank cashier check for $10,000 and if necessary, increase the total deposit via personal or business check to 10% of the winning bid (hammer price). For example, a winning bid of $200,000 requires an additional auction-day payment of ($10,000 + $10,000= $20,000, equaling 10% of the winning bid). If winning bidder fails to follow through on closing and purchase of real-estate winning bidder will forfeit deposit. Final bid subject to Seller approval. • Close by/before December 13 , 2025. Buyer pays closing cost / attorney fees. • Seller guarantees clear title. • This is not a foreclosure. • Broker Participation: Lake Region Auction offers a Broker/Salesperson commission paid at closing to any licensed real estate brokerage who properly submits a Client Registration form and whose client is the successful purchaser of the subject property. Real Estate Salesperson or Broker must register their client by 72 hours before the Auction and attend the open house and auction events with the client. Brokers acting as principals are excluded from broker participation.
